Making sense of the Portwood headlines — construction progress, developer track record, and where buyers may have negotiating leverage right now.

Not all presales carry the same risk

Recent headlines involving Portwood have understandably raised concerns about buying a presale or newly built home. Court filings are seeking the appointment of a receiver over Portwood's undeveloped phases 3 through 5, based on an alleged loan default of more than $122 million. Importantly, that application does not include the project's first two phases — including the nearly completed Umbra residences — and none of the allegations has yet been proven in court.

That distinction matters. The lesson isn't that every new development should be avoided; it's that buyers need to understand the specific phase, ownership entity, construction stage, deposit terms, and developer behind the home they're buying. In the current market, three areas stand out where buyers may find both opportunity and a stronger risk profile.

01 — Completed & near-complete

Homes you can see, finance, and move into

For buyers prioritizing certainty, completed and near-complete inventory deserves serious consideration. You can inspect the finished home, confirm financing against a real property, and skip years of construction uncertainty.

02 — Established builders, underway

Construction progressing, with a track record to check

Established local developers with projects already under construction sit between move-in-ready certainty and long-horizon risk — the build is advancing, and the builder has a record you can actually verify.

Waterfront masterplan

A chance to buy into Beedie's 96-acre waterfront community in Coquitlam. It may suit buyers with a longer ownership horizon who value the completed masterplan vision — though the longer delivery period still introduces future financing, appraisal, and market risk.

03 — Port Moody alternatives

Port Moody, with experienced sponsorship

For buyers still focused on Port Moody, experienced sponsorship matters most where completion is years away — it's the record behind the project that carries you through the wait.

Port Moody · Wesgroup

From $399,900

Under construction by Wesgroup at Inlet District, with studios through three-bedroom homes advertised from $399,900. Wesgroup's history spans roughly seven decades and more than 7,000 homes — but the anticipated 2029 completion means weighing how financing, family circumstances, and the resale market could change before then.

How to evaluate a new-home purchase

Today's slower market can mean better selection, deposit incentives, upgrade credits, and more negotiating leverage — but a discount is only valuable when the underlying purchase still makes sense. Before recommending a project, look at:

  1. 01
    Construction progress

How far the specific phase has actually been built.

  2. 02
    Developer track record

Their record of delivering comparable projects.

  3. 03
    Ownership entity

The legal entity that owns the particular phase.

  4. 04
    Deposit protection

Whether deposits remain held in trust.

  5. 05
    Contract provisions

    Completion-extension and purchaser-termination terms.

  6. 06
    Assignment terms

Restrictions and fees on assigning the contract.

  7. 07
    Appraisal risk

The likelihood the home appraises at completion.

  8. 08
    Price vs. resale

How the new-home price compares with completed resale alternatives.

What protects BC buyers — and what it doesn't. Presale deposits in British Columbia are generally required to be held in trust, and developers must provide purchasers with a disclosure statement describing material facts and purchaser rights. New homes built by licensed residential builders are also generally subject to 2-5-10 warranty insurance. These protections are important — but they do not eliminate completion, financing, or market risk.

Compare before you commit

Compare current new-home opportunities

Not sure how these stack up on price, timeline, and risk? I'll walk you through the current new-home options side by side — including how each compares with completed resale alternatives — so a discount only counts when the purchase makes sense.

The opportunity is real — but it has to be evaluated properly

A slower new-home market gives buyers better selection and more leverage, not a reason to paint every project with the same brush. Understand the phase, the entity, the stage, and the developer behind your specific home — and the current market can work firmly in your favour.

Disclaimer. Availability, pricing, incentives, and completion dates are subject to change. Details of the Portwood proceedings reflect court filings and allegations that have not been proven in court.
