Townhomes have become the pragmatic middle path — more space than a condo, without detached pricing. Here's where the strongest buyer signals are showing up across North Vancouver, Coquitlam, and Maple Ridge.

Townhomes are quietly becoming one of the most important new-home categories in Metro Vancouver — the answer for buyers who want more room without stretching all the way into detached pricing. We recently reviewed current and upcoming townhome inventory across North Vancouver, Coquitlam, and Maple Ridge to see where the strongest buyer signals are showing up.

The short version: the market isn't moving evenly. Some projects are selling quickly. Some offer better relative value. Some upcoming launches are worth watching early. And some give buyers more leverage simply because there's still meaningful inventory to compare.

01 — Coquitlam

Coquitlam: the momentum market

Coquitlam is showing some of the strongest sales momentum in the reviewed set, especially in family-oriented townhome communities. For buyers who want space, schools, and a real sense of neighbourhood, this is where activity is most competitive right now — which means the best-positioned projects can move quickly.

More inventory to compare

A larger family-townhome option with more remaining inventory, which gives buyers room to compare floorplans, exposures, and pricing before committing.

02 — Maple Ridge

Maple Ridge: the affordability market

Maple Ridge continues to offer some of the strongest affordability screens for buyers who want the most space for the money. If price-per-square-foot and family utility are your priorities, this is the market delivering the most room per dollar — often with active sales momentum on the best-value releases.

Value · limited inventory

A value-focused option, but with limited remaining inventory. Worth moving on sooner rather than later if the layout and pricing fit your needs.

03 — North Vancouver

North Vancouver: the premium market

North Vancouver remains a tighter, more premium market. New townhome inventory is limited and pricing sits well above the eastern suburbs — but select completed or near-complete options can be worth comparing directly against resale, where relative value occasionally opens up.

Relative-value watch

A relative-value watch in a premium North Vancouver townhome market. The smart move here is to compare it directly against nearby resale before deciding — that's where the case for new does or doesn't hold up.

How we read a townhome

When we review new townhome opportunities, we're not just chasing the lowest price. Each project is weighed across eight signals:

  1. 01
    Sales momentum

How quickly comparable homes are actually selling.

  2. 02
    Remaining inventory

How much is left to compare — and negotiate against.

  3. 03
    Price per square foot

The truest cross-project measure of value.

  4. 04
    Deposit structure

How much cash is required, and on what timeline.

  5. 05
    Parking & storage

Often the quiet difference-maker for families.

  6. 06
    Project stage

Presale, under construction, or move-in ready.

  7. 07
    Family utility

    Layout, bedrooms, and everyday livability.

  8. 08
    Versus resale

How the new project stacks up against nearby existing homes.

Three markets, three different opportunities

Momentum in Coquitlam, affordability in Maple Ridge, and premium selectivity in North Vancouver — each market is telling buyers a different story right now. The strongest-positioned townhomes rarely stay quiet for long, and the watchlist is the fastest way to see where to focus before the best options move.
